The Rural Estate at Swinton is situated close to the market town of Masham in Wensleydale, North Yorkshire, and has been in the ownership of the Cunliffe-Lister family since the 1880s. It extends from the River Ure across 20,000 acres of rural hill farming countryside up onto the moorland Yorkshire Dales. About two thirds of the land is farmland and forestry and one third open moorland, and the vast majority of the Estate sits within the Nidderdale Area of Outstanding Natural Beauty (AONB) and borders the Yorkshire Dales National Park.
The Estate lets a number of farms and farmhouses, and also residential and commercial properties which are mainly situated within the Estate villages of Swinton, Ilton, Fearby and Healey, with some in Masham and others in more remote locations. The forestry operations on the Estate combine the commercial timber operation with the conservation of the listed Deerpark and Parkland and the management of the ancient woodlands for retention and biodiversity. Alongside this, the game department manages the wild and driven game birds with a conservation programme that controls predators that prey on all ground nesting birds and mammals, enhances the natural habitats and restores the peatland landscape of the moors.
There is extensive public access to the countryside on the Estate with many miles of public footpaths, permissive footpaths, bridlepaths and mountain bike trails. Country activities available include falconry, fishing, clay pigeon shooting and pony trekking.
As well as the Rural Estate being a desirable place to live, Swinton is also a place to stay and visit. The Swinton Park castle hotel, Swinton Cookery School, Swinton Bivouac glamping campsite and café and Swinton Country Club & Spa are all operated by the Cunliffe-Lister family.
