The Provider and the booker acknowledge that this Agreement is not a lease and does not at any time constitute or create any tenancy, tenancy interest, leasehold estate, or any other interest in real property. It is a contractual arrangement that creates a revocable license.
The Provider retains legal possession and control of the building. The Provider’s obligation to provide the booker with office space and services [is subject to the terms of the building]. As the Provider’s booker, the booker does not have any rights under the Provider’s lease with the Provider’s landlord. When this Agreement is terminated because the term has expired or otherwise, the bookers license to occupy the office space is revoked. The Member agrees to remove their personal property and leave the office space as of the date of termination. The Provider is not responsible for property left in the office after termination.
Do you allow pets?
This is considered on a case-by-case basis and therefore your requirement should be discussed with the Estate Office.
How and when do I pay my rent?
All rents are payable by bank standing order from your bank account on an allocated date of each calendar month, with all payments made in advance. The payment date coincides with the first day of your tenancy.
How often are rents reviewed?
The Swinton Estate review rents regularly on a little-and-often basis, and generally in line with inflation.
Who repairs what?
Both the Estate’s and your responsibilities are set out in the Tenancy Agreement. Basically the Estate is responsible for the structure and external fabric of the property, together with heating and plumbing systems. In the event of a repair being required that is the Estate’s responsibility, you should contact the Estate Office, where either Estate staff or external contractors will be instructed.
